| TIPS ON SELLING YOUR HOUSE IN THE CURRENT MARKET! TIP # 1 Clean, Clean, Clean! Make sure every inch of your house is spotless! Take a couple of days when you first put your house on the market to completely scrub everything so that it sparkles and shines. Then, take some time before each showing and open house to just do a light touch-up on the cleaning you have already done. You will be amazed where buyers look! TIP # 2 Give a fresh coat of paint! A buyer doesn't like to see scratches, holes, or imperfections on the walls! Take the time to add a fresh coat of paint to every room. If there are large holes in the wall, it's usually a good idea to just add a little Spackle before you go over it. Remember, white makes a room look drab, and lifeless. But dark, bold colors make a room look smaller. Give your home a touch of character with softer, neutral colors that accent that specific space. Always go for white on the ceilings to make them look taller. To ensure buyers see any crown moldings, or other superior architectural details, make sure they are the same color as the ceiling, NOT the walls. Don't be lazy. Never paint over light switches, power outlets, or anything metal. While a fresh coat usually makes the house look newer, painting things that should not be painted can actually decrease the value. TIP # 3 Remove Personal Touches! Always remember, when you put your house on the market, it is no longer yours. It's your buyers! Remove anything that reflects your own personal taste. These can be outdated drapes, furniture, photos etc. This can also be personalized wallpaper or borders. You want your buyer to see themselves in the space, not you. If they are too distracted by your personal decorating, they may miss out on the great features of the house! |
